If you're selling your home, Staging is one of the most important marketing techniques in home sales. It’s essential to consider the effect the appearance your home has on serious purchasers. There’s nothing worse than a prospective buyer walking into an empty house, or worse, one that is over flowing with stuff. The aim of home staging is to create a neutral setting where buyers feel at home and can visualize themselves and their family living there. Few buyers have the ability to visualize a home’s potential when there are distractions like family photos, clutter, strong odors, and obvious needed repairs.

Home Staging is an investment, and improves your bottom line. Improvement costs are generally recovered by higher selling prices and less time spent on the market. It gives a home a competitive edge. Today’s real estate market is so aggressive, that it is essential to make a great first impression. 83% of buyers begin their search for a home on the internet before enlisting the services of a licensed Real Estate Agent. Internet photos are usually the first contact a buyer has with your home. So the sooner your home is staged, the stronger its market position.

HOW TO BEGIN:

Schedule an initial consultation. An in-home visit with you evaluates your home, identifies goals, expectations, and creates a budget (if necessary). The consultation fee is $75 an hour with a two hour minimum.

Curb appeal includes the entire yard.
Suggestions might include general repairs, room redesign using existing furniture and accessories, adding new pieces, room organization, clutter elimination, renting furniture, painting, curb appeal, etc.

Should you hire Robin Lechner Interior Designs to complete any of the recommendations, the specific services to be performed, time table, and fee schedule will be discussed and finalized. A letter of agreement will be prepared outlining the precise projects, fees and payments.

Simplicity, elegance, and comfort sells.
As a Real Estate Broker in Florida and New York, I’ve been staging homes for years, and have learned how to makeover a home to show it at its best advantage. As a professional designer, I can accomplish the job more efficiently, less expensively, and without personal attachment. It’s difficult for any home owner to look at their own home objectively, so seriously consider enlisting a professional with credentials and experience to assist in evaluating and staging.
